New Home Construction: How to Choose the Right General Contractor

If you’re in the process of preparing to build a new house, that’s some really exciting news! Not only are you about to move into a place of your own, but you have the privilege of customizing it to be exactly how you want it from the flooring to the size of the rooms to the appliances, even right down to the fixtures that it has.

But before you can get started on the home of your dreams, one thing that you’re definitely going to need is a reputable contractor; one that is professional, dependable and affordable too. So, in the effort of helping you to get to the right person, we’ve provided you with a list of five tips for how you can choose the right general contractor below:

Go on referral. Being that each city literally has dozens of different contractors that you can choose from, the first thing that we suggest is asking some of your local family members, friends and even co-workers if there is someone they’ve used before that they can recommend. If you’re able to find someone on referral, this can easily save you a lot of time in the long run because you are selecting someone who came from a trusted source.

Interview several people. Whether you find a referral or not, we suggest that you still consider talking to a few different people. There are several reasons why. For one thing, you need to be able to look at a few different portfolios. Also, the more people you talk to, the greater chance you have of finding someone who works well within your budget. And finally, if you have a specific time frame that you want to begin, by speaking with several contractors, it will be easier to find someone who can stick to your schedule.

Call former clients. Something that you definitely need to keep in mind is the fact that no matter how impressed you are with a contractor’s portfolio, you should still talk to some of their former clients; especially ones who have used the contractor to do a project that is similar to yours. Therefore, definitely ask for the number of a few of the contractor’s former clients. If they refuse to provide you with some references, that is a huge red flag that you need to go with someone else.

Pay attention to their disposition. Say that you’re thinking about going with someone who does subcontracting work through a company like Global Cranes. Another thing that you should pay close attention to before moving forward with them is their disposition. By this we mean that they need to be friendly, good listeners and open to the questions, comments and concerns that you have. If they’re good at their job but they’re also rude, that’s not someone that you need to be doing business with. You need someone who is level-headed and can communicate with you and their employees so that your dream project won’t turn into a nightmare.

Get some bids. You don’t want to tell someone that they got the job before you are absolutely sure that they are qualified. Therefore, narrow your list to about three different contractors and then ask them to submit an estimate of how much they think the project will cost including materials and labor. The one with the best bid may not necessarily be the right choice for your contractor but being able to weigh the bid options as well as these other factors will assuredly help you select the right partner to build your dream home.
